Foreigners Get Turkish Tapu Ownership Transferred In 3 Days.
The General Directorate of Land Registry TKGM recently amended the housing law in January 2014, allowing foreigners to quickly transfer the tapu name title to their name. Previously, the buying process was the same for both Turkish and foreign buyers; however, foreign buyers had to wait for the Aegean Military approval paperwork to come back, which took anywhere from 1-3 months to complete the official purchase.
This regulation was a screen check for the property being purchased to ensure that it was located within municipality boundaries and not within prohibited, military, mining and energy zones, or historical zones.
The deal is that if a previous foreign citizen purchased real estate in the same island/plot land number after March 2011, it sets an example for the next foreigner buyer and thus eliminates the need for the real estate screen check.
With this new regulation in place, foreigners can have the tapu name title transferred to their name and the purchase completed in 1-3 days. “The file congestion for applications has greatly reduced,” said an Antalya tapu office official. This new regulation has aided foreigners in completing the buying process with the seller quickly, allowing them to take advantage of hot or urgent property deals on the local market.
